Our process to turn an idea into reality...

The initial meeting ensures your needs and desires are understood.

 

Each project and site is unique. We will visit your property to assess and detail your new project. This includes an outline of the process, budgets and requirements. Following this consultation, a fee proposal and scope of works will be provided.

Assess government & council planning controls.

Before doing anything, we need to get an understanding of what is possible on the site to determine if what you're thinking is achievable.  Each property has different zoning which specifies development rules and guidelines. This includes Floor Space Ratio (FSR), landscaping ratio requirements, building height controls and many more. This step often reveals possibilities that you may not have even considered. 

Initial concept plans are presented to you for review.

Initial concept plans are a draft set of drawings illustrating our perspective on your vision and how it best fits on the property. This will take into consideration your previously outlined requirements and budget as well as local council planning and development controls. This is the stage where we can massage the design to ensure everything is just how you want it.  Once you're happy with the plans we can move onto step 4.

Develop the design.

This stage involves finalising the layout, materials and finishes of the proposed development. The design is assessed to ensure it complies with the relevant planning controls and regulations. Plans, sections & elevations are documented.

Prepare final documents for Development Application (DA) to be submitted to council.

 

Detail final drawings with labels, specifications and dimensions. Liaising with external consultants to prepare supporting documents to accompany the DA to council. This may include; stormwater plans, landscape plans, thermal assessments, traffic reports, bushfire risk assessment, environmental impact reports etc. 

Submit Development Application to council for approval.

Council will assess the proposed development application based on the relevant controls.
